BOARD OF DIRECTORS MEETING

 

January 4th, 2004

The minutes of the December 7th BoD meeting were reviewed and approved 5/5

 

More than 10 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Problem with non-resident access to the east side of HHE

Þ       Putting up a gate was proposed for the east side Wiles access

Þ       Lights were suggested for the east FPL easement

Þ       A fence along the east FPL easement was suggested

Þ       A grievance for not turning on the post light

Þ       A van was keyed

Þ       A basketball hoop needs to be removed

Þ       Loose dogs continue to be a nuisance

 

The Treasurer's Report: from Michael Thorz included:

Crime Report

Þ       No crime in November

 

Legal issues were discussed:

Þ       One HO is in foreclosure

 

Property management report discussions included:

Þ       The delinquency report.

Þ       The next property inspection is scheduled for February 7th

Þ       The newsletter was done by Melissa

Þ       All required information was sent to the head of the Grievance Committee

Þ       The east side irrigation was repaired

Þ       For the paver additions, repairs, and cleaning, bids are coming in

Þ       Letters were sent to several HO's concerning their behavior toward the guards

Þ       For the repair of the 'Children at Play' signs, a proposals are coming in

Þ       A new street sign was ordered for Chardonnay

Þ       One security camera feed is being repaired

Þ       Another report was filed with PIne Tree Water District


 

Old Business

Þ       For security gate violations including abuse of the guards and unauthorized entry - after due process, the offending HO's transponder codes will be removed for 30 days. The BoD approved this 5/5 based on '...maintaining the health and security...'. The Rules and Regs need to have this update.

Þ       The ficuses need to be fixed on SW Chardonnay

Þ       15 Lamp posts are still out. Letters need to be sent

Þ       For security, HO's are suggested to illuminate properties

Þ       Bids are needed to replace the gate to the east FPL easement

Þ       The security DVR is still tabled

 

New Business:

Þ       Loose dogs are a civil concern. HO's should call Coral Springs 954-344-1800

Þ       Hurricane preparedness plan

 

Tabled items remained tabled:

Þ       Tree trimming all street trees

Þ       Wiles Rd homeowners covenant

Þ       Pre-litigation agreement

Þ       Install FPL blind on both sides of Rothschild

 

The meeting was adjourned. The next BoD meeting will be February 15th at 6:30
