BOARD OF DIRECTORS MEETING

The minutes of the January 4th BoD meeting were reviewed and approved 3/3

 

More than 4 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       A draft of an Emergency Preparedness Plan was presented by HO’s Bob Bourdon and Brian Sigler

Þ       Benchmark and Fortress need hurricane plans

Þ       A Rules & Regs change was suggested to allow securing of flying objects on other HO’s properties

Þ       The 15MPH sign on Chardonnay needs fixing

Þ       Slowing speeders at the SW corner of Chardonnay with an additional speed bump or STOP sign was suggested

Þ       Adding important phone numbers to the website was suggested

Þ       A burglary prevention checklist is available on the CS website

Þ       Bush hogging still needs access if barrier bushes are installed

Þ       Spikes on the exit gate to prevent illegal entry was suggested

Þ       The lake level is unacceptably low

 

The Treasurer's Report: from Michael Thorz included:

Crime Report

Þ       No crime in December

 

Committee reports included:

Þ       For the HHE website, the structure was set up for all committees to post their own messages on the front page of the website. Instructions and passwords were sent to the committee leaders

 

Legal issues were discussed

Þ       Applying payments to fines before applying to assessments was approved 3/3

Þ       14 HO’s to legal for >90 days lateness

Þ       One HO is in foreclosure


 

Property management report discussions included:

Þ       The delinquency report.

Þ       The next property inspection is scheduled for February 16th

Þ       Four trespassing signs will be installed by the end of the week in the east FPL easement => one in the middle of each lake

Þ       Bids will be pursued for bushes to form a physical barrier along the east FPL

Þ       For the pavers, one estimate has been received. Two more are needed

Þ       A HO will be sent to the Grievance Committee for repeated parking violations

Þ       To help in the preparation of the HHE Landscaping policy, the landscaping requirements have been received from Coral Springs

Þ       A complaint was filed with CS for not filing reports and not upholding the trespassing signs

 

Old Business

Þ       Landscaping violations continue on Rothschild. A HO will head up the Landscape standard committee

Þ       Light post violations continue. A HO volunteered to do an inspection. A certified letter will be the next step

Þ       The letters to those abusing the security guards appear to be effective

 

New Business:

Þ       None

Þ       Pre-litigation agreement

Þ       Install FPL blind on both sides of Rothschild

 

The meeting was adjourned. The next BoD meeting will be March 15th at 6:30
