BOARD OF DIRECTORS MEETING

The minutes of the March 15th BoD meeting were reviewed and approved 4/4

 

More than 4 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Contractor crews are dropped off and left alone unsupervised in HHE

Þ       A policy on non-licensed vehicles should be added to the HHE Rules & Regs.

Þ       Speeders and loose dogs

Þ       Parents of speeders don’t care

Þ       HO’s apathetic about calling police

Þ       The front gate guards need HO support

Þ       Intimidation of gate guards by HOs

Þ       Tail gating through the gate

Þ       HO holding the gate open for an after-hours delivery

Þ       Damage to the gate and cameras

Þ       Guards don’t have time to write up all the episodes for infractions.

Þ       Cancel transponder for gate violators

Þ       For speeders, HOs should record time, description, license

Þ       FPL easement trespassing

Þ       Survey from HO’s on HOA

Þ       A consultant should look at the front gate traffic issues and make suggestions

Þ       Capture gate violations on video

Þ       Hire and independent arborist to resolve tree trimming standards

Þ       Coral Springs is to address HO’s replacing trees lost in the hurricane

 

Committee reports included:

Þ       Welcoming (Bob F): New neighbors were posted on the website. Welcome packages for new homeowners were requested from property management.

Þ       Newsletter (Ira G): The news letter has been outlined

Þ       Website (Tom T): 700 visits last month

Þ       Social ( ): The Block party will be delayed until around Halloween.

Þ       Grievance (Jay N): Certified letter to one HO; Two $50 fines for speeding

 

Legal issues were discussed

Þ       One HO to legal

Þ       One HO on repayment plan

Þ       One HO in discussion

 


Property management report discussions included:

Þ       The delinquency report.

Þ       The report for the April 15th property inspection is being processed

Þ       Four No Trespassing signs were reported to have been installed in 4 locations along the FPL easement.

Þ       For the security divider in the east FPL easement, two bids have been received

Þ       An overgrown bush along the easement is being removed

Þ       Roving security patrols are being explored at $20/hr.

Þ       For landscaping violations, three certified letters were sent to HO from the HOA

 

Crime Report

Þ       No crime in January in HHE

 

Old Business

Þ       Four no trespassing signs should be put up in the east FPL easement at these locations: center, north, south, bridge => ‘no motorized vehicles’ should be added to these signs

Þ       Plantings for the east FPL easement have been put on hold

Þ       Security Patrols should be added 8:30 to 12:30 at night on weekends

Þ       Outstanding delinquent assessments and fines total $14,112. A special assessment was proposed.

Þ       The year end auditor report is being reviewed. The final report will be available for review at property management.

Þ       Florida law requires those operating go-peds or motorized vehicles to be at least 16 years old and have a valid Class E driver’s license. HOs should call police to report infractions.

Þ       Audio recording of gate guard abuse was proposed

Þ       The BoD will meet with the attorney toward possible actions to resolve infractions.

Þ       Quotes are needed for the pavers

The meeting was adjourned. The next BoD meeting will be in June
