BOARD OF DIRECTORS MEETING

Coral Springs Police Captain Kevin Montagna and Office Scott Levi attended and provided incites for maintaining safety and security at HHE.

̃       C.S. police should be called at 954-344-1800 or 346-1312 for noise, large parties, DUI, under-age drinking.

̃       Crimes of opportunity can be minimized by keeping valuables out of site and locking automobiles, garages, and houses

̃       Identity theft is a growing problem

                       

The minutes of the April 19th BoD meeting were reviewed and approved 4/4

 

More than 6 homeowners were present to volunteer these Good and Welfare discussion topics:

̃       Speeding and reckless driving violations

̃       Large parties

̃       Excessive noise

̃       DUI and under-age drinking

̃       A dog threatened to attach a HO

̃       HO’s should record license plate numbers when trouble occurs

̃       The east easement should be fenced off

̃       Grievance committee procedures

 

Committee reports included:

̃       Welcoming (Bob F): one new HO on Perignon to be welcomed

̃       Website (Tom T): 550 visits last month

̃       Grievance (Jay N): Meeting to be held Thursday for 6 HOs

 

The Treasurer’s Report from Mike Thorz included:

̃       Cash on hand                                  $46,119

̃       Reserves                                         $23,255

̃       Past due assessments for 5 HO’s     $ 2,143

̃       Past due special assessments               0

̃       Delinquent payments                        $   776

̃       Net income                                      $13,139

 


Property management report from Melissa Kushner included:

̃       The delinquency report.

̃       Inspection was conducted June 13. Letters for 80+ violations were sent out to HOs. The next inspection will be July 14th

̃       Fence proposals for the east easement were received

̃       A proposal for recording audio at the front gate is being worked on

̃       A meeting with Tropics North reviewed: weeds behind the hedge at SW Chardonnay; mulching the entire property; additional plant material to break up the green in the landscape; replacement of dead plants; weeds in the existing fence. Additional bids should be pursued

 

Legal issues were discussed

̃       One HO on repayment plan

̃       One foreclosure

̃       Letters sent for R & R violations

̃       A legal letter was sent

 

Crime Report

̃       April: one residential burglary. May: grand theft of a car

 

Old Business

̃       For landscape violations, 4/4 approved fining at $50/day

̃       For the east easement: fence proposals were reviewed => $7340 for galvanized fence + $4500 bushes.

̃       For the east easement: a survey is needed of the HHE line

̃       For the east easement: 3/1 approved $4500 to Tropics North for planting firethorns between the ponds.

 

New Business:

̃       None

 

 

A BoD Legal Meeting was held after the general meeting

̃       FHP at HHE will be discontinued

̃       IDs at the front gate need to be enforced

̃       Audio at the front gate requires a sign and bids

̃       Landscape standards above C.S. standards are needed

̃       Rules & Regs need to updated for: juveniles riding unlicensed motorized vehicles; transponder rights removal; and landscaping standards

 

 

The meeting was adjourned. The next BoD meeting will be in August 2nd
