BOARD OF DIRECTORS MEETING

Present:                                   Tom Base - President

Hazel Shockley - VP/ Treasurer

                                                Melissa Henann – Benchmark Property Mgmt.    

           

 

At 6:00, the BoD meeting was called to order by Tom Base

 

The minutes of the June 28th BoD meeting were reviewed and approved 3/3

 

More than 3 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Driveway messed up by construction

Þ       Transponder failures, transponder batteries

Þ       Transponders not available at Benchmark

Þ       Truck in the street looks bad

Þ       Speed bump tire marks

Þ       Can Coral Springs police patrol HHE

Þ       A homeless person is living in a HO's garage

Þ       The letter from the HOA about the annual meeting

Þ       HOA board increased to 5 directors

Þ       HO's were interested in being on the BoD

Þ       Security pass codes

 

The Social Committee reports and discussions included:

Þ       A Swap sale within HHE; the block party

 

The Newsletter Committee discussions included:

Þ       The goal is July

 

Property management report discussions included:

Þ       The delinquency report

Þ       The violations report included: First notices: 8; First notices for mailboxes: 51; Second notices: 13; Final notices: 5; Extensions: 5

Þ       Re-inspection to be done August 14

 

Hazel Shockley's Treasurer's Report included:

Þ       Cash on hand operating                    $44,564

Þ       Reserves                                         $27,148

Þ       HO past due assessments               21

Þ       HO in repayment plan                       1

Þ       Past due assessments                     $10,925

Þ       HO past due late fees and fines         15

Þ       Fines and late fees owed                  $599

Legal issues were discussed:

Þ       One repayment plan is being followed OK

Þ       One case in process

 

Tom Base's Presidents' report included:

Þ       The annual President's report

Þ       One crime event

 

The Board of Directors changed:

Þ       Hazel Shockley resignation was accepted 2/2

Þ       Michael Thorz nomination was accepted 2/2

 

Old Business

Þ       The lake level will be reviewed by Pine Tree Water District in the next few weeks

Þ       Guardhouse painting will be completed during the next month

Þ       Waste Management is sending out an inspector to review the stained streets

Þ       Work on pillars along Wiles will start in the next week. Lights fixture have been ordered

Þ       For the landscape project, the point of contact has been established. Installation will be reviewed with the installer and the designer. A fountain will be pursued.

Þ       Transponders are in. Battery life is supposed to be 5 years.

Þ       The Grievance committee will meet for parking in the street violation

Þ       A meeting with Fortress will be scheduled. The passcode system needs to be reviewed

Þ       For the HHE common areas, 'no trespassing' signs need to be posted

Þ       An addition to the Rules & Regulations should include that tailgating through the gate is not allowed and HO's are not allowed to hold the gate for other vehicles

Þ       The security camera system archive seems to work
