BOARD OF DIRECTORS MEETING

 

August 16th, 2005

The minutes of the June 21st BoD meeting were reviewed and approved 4/4

 

More than 3 homeowners were present to volunteer these Good and Welfare discussion topics:

̃       To improve security, HO’s finance a fence along the East FPL easement

̃       More lighting is needed along the SW corner of Chardonnay

̃       To improve lighting, the HOA should supply 75w bulbs for all HO’s

̃       An architectural review board was proposed

̃       To improve the common landscaping, landscaping services used by other communities should be contacted

̃       To improve HO landscaping, the HOA should contract services for all 173 HO

̃       Copies of the Coral Springs landscaping code are needed

̃       For an HHE landscaping standard, pictures of the ‘standard’ should be taken

̃       An open house for realtors was proposed

̃       Putting pictures of ‘the best of HHE’ on the website was proposed

 

Committee reports included:

̃       Newsletter (Ira G): Melissa, Dave, and Ira will do a newsletter

̃       Website (Tom T): 459 visits last month

̃       Social: A note for volunteers should be sent to HO’s

̃       Grievance (Jay N): A GC meeting convened for 6 HOs;

 

The Treasurer’s Report from Mike Thorz included:

̃       Cash on hand                                  $79,144

̃       Reserves                                         $24,192

̃       Past due assessments for 3 HO’s     $  1,601

̃       Past due special assessments               0

̃       Delinquent payments from 19 HO’s    $     554

̃       Net income                                      $17,381

 

Property management report from Melissa Kushner included:

̃       Welcome to Diane Solo, our new property manager

̃       Many thanks and best of luck to Melissa

̃       For the delinquency report, two certified letters were sent

̃       Property inspection was conducted August 15th .The report will be emailed to the BoD in the next 48 hours

̃       Several meetings were held with Tropics North toward improved service. Another meeting will be held by the end of the week.


Crime Report

̃       Two auto burglaries; one grand theft auto

 

Old Business

̃       For security along the east easement: 4/4 agreed on putting the proposed hedge on hold; quotes are needed for two gates (north & south); the survey needs to be completed

̃       For security at the front gate: Incidence reports are being reviewed; 4/4 approved continuing to enforce the gate rules

̃       For landscaping violations: copies of the C.S. code, the Rules & Reg, and HHE Articles 12&14 should be sent to HO’s

̃       For HHE landscaping of common areas: 5/5 approved getting bids and interviewing new services

̃       For the Grievance Committee, the head of the committee is required to attend the meetings

̃       To reduce speeding, fifty ‘SLOW DOWN’ T-shirts were purchased and will be distributed

 

New Business:

̃       Landscape standards: Detailed pictures of HO landscaping around the community were reviewed; a summary of the C.S. code, the HHE R&Regs, and the HHE articles regarding landscaping were reviewed

̃       The Annual HOA meeting will be held September 20th

̃       The ’06 budget process is starting in September

 

A BoD Legal Meeting was held after the general meeting

̃       Taking three changes of the HHE documents to HO proxy was approved 4/5: Pre-litigation agreement, fines applied before assessments, ½ instead of 2/3 HO vote requirement

 

The meeting was adjourned. The next BoD meeting will be in September 6th
