BOARD OF DIRECTORS MEETING

 

August 31, 2004

At 6:30, the BoD meeting was called to order by Tom Base

 

The minutes of the July 26th BoD meeting were reviewed and approved 5/5

 

More than 6 homeowners were present to volunteer these Good and Welfare discussion topics:

Þ       Security post orders should be followed

Þ       Changing the meeting to 6:30 was appreciated

Þ       A HO's handicapped child was delayed at the gate

Þ       What plans or organization is in place for after a hurricane

Þ       A HO applied for a fence on the easement

Þ       A HO requested the enforcement of the overnight parking ban

Þ       A HO had damage to a car

Þ       A reckless driver scared a child

Þ       For large parties, the HO should make arrangements for security gate entry

Þ       A neighborhood crime watch procedure and sign was suggested

Þ       Transponders failures

Þ       The Wiles hedge was not trimmed inside

 

The Newsletter and Welcoming Committees need volunteers. A HO volunteered for the Social Committee

 

Property management report discussions included:

Þ       The delinquency report

Þ       The violations report included: First notices: 45 First notices for mailboxes: 12; Second notices: 14; Final notices: 8; Extensions: 2

 

MIchael Thorz Treasurer's Report included:

Þ       Cash on hand operating                    $53,692

Þ       Reserves                                         $27,148

Þ       HO past due assessments               9

Þ       HO in repayment plan                       1

Þ       Past due assessments                     $6,162

Þ       HO past due late fees and fines         14

Þ       Fines and late fees owed                  $564

Þ       Discontinuance of transponder for late fee on assessment was approved 4/1 contingent on attorney's approval


Legal issues were discussed:

Þ       Case #1 repayment plan is being followed OK

Þ       Cases #2 and #3 in foreclosure proceedings

 

Old Business

Þ       The lake level will be reviewed by Pine Tree Water District

Þ       Guardhouse painting will be completed during the next month

Þ       The project to repair of the light pillars along Wiles is complete

Þ       The project to repair and improve the front landscaping is complete

Þ       For the transponders, additional stock has been received. Problems with transponders are being pursued with the supplier

Þ       For the pavers around the guardhouse, additional quotes are needed

Þ       For security along the east FPL easement, new signs and policy are needed

Þ       A solution for large parties jamming the entrance for residents was tabled 5/5

Þ       Vehicles in violation of the overnight parking ban were proposed to be towed. The R&R will be updated and a sign posted.

 

New Business:

Þ       The Security R&R need to be updated to address HOs holding the gate open to allow entrance by vehicles that have not been checked or logged in by security

Þ       A meeting with Fortress convened at 6:00. The subjects discussed were: coverage during the impending hurricane; gate entry for large parties; passcodes; upgrading the software system from the 'lite' to the complete version.

Þ       Removal of the dead palm tree from south Rothschild was approved  5/5

 

Tabled items remained tabled:

Þ       Tree trimming all street trees

Þ       Wiles Rd homeowners covenant

Þ       Pre-litigation agreement

Þ       Install FPL blind on both sides of Rothschild

 

The meeting was adjourned. The next BoD meeting will be at the end of September
